Propostition

Whilst many property companies and funds ask investors to invest and take equity in the hope of achieving some future return, (often 5 years down the line), our research showed that GLM’s clients and investors preferred to invest funds they usually kept in cash for shorter fixed terms into high return vehicles.

Green Leaf are confident in their ability to deliver over a shorter period and ask not for equity participation but look to raise debt in order to finance its various projects.

Benefits For Investors

This has several benefits for investors:

  • the comfort of knowing their funds are only tied up for a relatively short period of time (typically 12 to 24 months)
  • the security of a guaranteed fixed return significantly above those offered by deposit based alternatives.
  • the advantage and flexibility that our funding structure is not subject to FSA approval and instead has the protection of Company Law.

Green Leaf are able to offer returns significantly above LIBOR and other cash based investments due to the very attractive prices / discounts it is able to negotiate due to its principals contacts and experience.

GLM’s investors are also given access to preferential terms should they choose to invest directly into any of GLM’s projects.

Very simply, GLM’s model is to exchange contracts on a site and sell the apartments off plan to clients and investment clubs at a discount to market value before actually completing on the site.

GLM are seeking additional funding at this time as by using GLM’s own / investor funds for approximately one third of future project costs GLM can cut its finance costs by approximately half and thus substantially increase its returns.
